How to Protect Your Home from Damp and Mould in New Zealand
New Zealand has a damp problem. Our climate, older housing stock and the way we live inside our homes create the perfect conditions for moisture to build up and mould to take hold – and winter makes it significantly worse.
The good news? With the right habits and a bit of know-how, it’s very manageable. Here’s what you need to know.
Why Are NZ Homes So Prone to Damp and Mould?
Auckland averages around 1,200mm of rain per year. Add high humidity, cooler winters and homes that were often built without adequate insulation or ventilation, and you’ve got a recipe for moisture problems.
Many NZ homes – particularly those built before the 1990s – simply weren’t designed to handle condensation well. And homes built in the late 1980s to early 2000s have the added risk of the leaky home era, where water got in through plaster cladding and sat inside wall framing for years undetected.
Signs You Have a Damp or Mould Problem
- Musty smell that won’t go away – even after cleaning
- Black spots on walls, ceilings or windowsills – classic mould growth
- Bubbling or peeling paint – moisture pushing through from behind
- Stains on ceilings or cornices – often a roof leak or moisture ingress
- Soft or spongy flooring – particularly around bathrooms and kitchens
- Doors and windows that stick – timber frames swelling with moisture
If you’re seeing any of these, don’t ignore them. What looks like a surface issue is often a sign of something bigger underneath.
How to Protect Your Home from Damp and Mould
Ventilate every day – Open windows for 15 – 20 minutes daily. Run your rangehood when cooking and your bathroom extractor fan during and after showers. Make sure fans vent outside, not into the roof space.
Dry clothes outside – Indoor drying releases a surprising amount of moisture into your home. If you must dry inside, open a window or run a dehumidifier.
Get a dehumidifier – Aim for indoor humidity between 40 – 60%. Above that, mould growth becomes more likely.
Check your drainage – Clear gutters, downpipes pointing away from the house, and ground sloping away from the foundation all reduce moisture getting into your home from outside.
Keep your exterior in good shape – Failed sealant around windows and doors is one of the most common ways water gets into NZ homes. Check and reseal regularly, and watch for cracks in plaster cladding.
Insulate properly – Good insulation keeps surfaces warmer, which reduces condensation. If your home hasn’t been upgraded, it’s worth getting it assessed.
The Questions We Get Asked All the Time
Is mould dangerous in NZ homes? Yes. The Ministry of Health recognises damp, mouldy housing as a public health issue. Mould can trigger asthma, allergic reactions and respiratory illness – particularly in children and the elderly.
How do I know if I have hidden mould? A persistent musty smell, mould that keeps coming back after cleaning, and unexplained respiratory symptoms are all warning signs. A professional inspection using moisture meters can detect hidden moisture inside walls and floors that isn’t visible to the eye.
Does bleach get rid of mould permanently? No. Bleach can kill surface mould, but if the moisture source isn’t fixed, mould will return. You need to find and fix the source first.
What causes mould in NZ bedrooms? Bedrooms are prone to mould because we produce moisture overnight through breathing, windows are often kept closed, and wardrobes on exterior walls have limited airflow. Better ventilation and leaving wardrobe doors slightly open makes a real difference.
Do the Healthy Homes Standards cover mould and moisture? Yes. All private rental properties in NZ must comply with the Healthy Homes Standards, which include specific requirements for moisture control, drainage, ground moisture barriers and extractor fans.
When to Call a Professional
If mould keeps coming back, or you suspect moisture damage inside walls or under floors, it’s time to get a professional involved. A building inspection goes beyond the visible surface – checking moisture readings, assessing the subfloor, roof and exterior, and identifying the source of the problem, not just the symptom.
At Dependable House Inspections, we come out and do a full house inspection – roof to subfloor, inside and out, and give you a clear, straight-talking report so you know exactly where your home stands.
