Scan Mode (Non-invasive): This mode scans surfaces and gives relative moisture readings. It doesn’t measure exact moisture content and cannot confirm whether a building is wet, dry, leaking, or sound. It’s a useful tool for experienced inspectors but can easily be misinterpreted if included in reports. We use scan mode as an internal aid only.

Resistance Mode (Invasive): This involves inserting probes into building materials (usually timber) to get precise moisture content percentages. It often requires drilling into walls or cladding. This method is generally reserved for more in-depth investigations when there’s already a suspected issue—not during standard pre-purchase or pre-sale inspections.
If access to parts of the property—such as underfloor areas, roof spaces, or locked rooms—is not possible at the time of inspection, our inspector will still complete the builder’s report based on all areas that were visually accessible. Situations like missing keys, personal belongings blocking access hatches, or appliances or carpets covering access points will be noted in the report. Please note, our inspectors are not allowed to move personal belongings or furniture.
